Terms of Service

These Terms are between you and CHOI CHANG KYU, doing business as check4u ("check4u", "we", "us"). check4u helps landlords and tenants create full move-in photo records or tenant response addendums, then deliver the same PDF to both parties. check4u does not replace official tenancy forms. We do not provide legal advice, property management, inspection, insurance, or claims handling services.
1. The service
check4u is a photo companion for rental move-in records and response addendums: photos, tenant comments, reviewer notes, PDF delivery, and temporary file storage. Landlords, agents, and property managers create records, invite tenants by email link, review submissions, and send a final PDF. Tenants use the invite link without creating an account. If an existing condition report PDF is attached, check4u makes it available from the tenant link but does not merge or edit it.
2. Accounts and roles
Landlords, agents, and property managers sign in with email and are responsible for using check4u only where they have a legitimate reason to request a move-in record. Tenants access only the invite link sent to them. After the final PDF is sent, record content is locked. They cannot edit or delete tenant submissions; they may add review notes and send the final PDF.
If you use check4u for an organization, you confirm that you are allowed to accept these Terms for that organization. If you use check4u as an individual, you accept these Terms personally.
3. Acceptable use
Use check4u only for lawful move-in photo documentation. Do not upload illegal content, harass others, attempt to break security, interfere with the service, or resell access without permission.
4. Your content
You keep ownership of the photos, comments, acknowledgments, and other content you submit. You give us permission to host, process, copy, format, email, and delete that content only as needed to provide check4u, secure the service, comply with law, and follow the retention periods in our Privacy Policy.
5. Service limitations
We organize records and deliver the same PDF to both parties. We do not judge property condition, assign responsibility for damage, promise outcomes in any disagreement, or promise that any record will be accepted by any authority, insurer, court, platform, or third party.
6. Billing
Paid report credits and optional Pro subscriptions are sold through Paddle, our merchant of record. Paddle may handle checkout, taxes, invoices, payment processing, chargebacks, and payment data under its own terms and notices. See our Refund Policy. Mandatory consumer rights in your country or region still apply.
Promotional credits, including referral rewards, have no cash value and cannot be exchanged for money.
7. Privacy
Our Privacy Policy describes what we collect, retention periods, and deletion.
8. Availability
We work to keep check4u reliable, but the service may be unavailable during maintenance, provider outages, security events, or changes to third-party services. You should download and keep final PDFs that matter to you before file links expire.
9. Disclaimer and liability
The service is provided as is and as available to the extent permitted by law. Nothing in these Terms limits rights or liabilities that cannot legally be limited. To the extent permitted by law, our total liability for claims relating to the service is limited to the greater of the amount you paid for check4u in the twelve months before the claim or USD 100.
10. Suspension or ending use
You may stop using check4u at any time. We may suspend or limit access if needed for security, non-payment, suspected misuse, legal compliance, or to protect the service and its users. Where practical, we will try to give notice before taking action.
11. Changes
We may update these Terms. We will post the current version on this page. Continued use after changes means you accept the updated terms.
